How much will my home extension cost?
In order to work out a budget for your home extension, you’ll need to make a few important decisions, not least of which is whether you need one or two storeys. In addition, there’ll be a direct correlation between the cost and the square footage you require. A very rough guide to budgeting is that a single-storey extension will cost in the region of £2,000* per square metre, while a two-storey solution will require around £3,000* per square metre. The discrepancy here, and therefore part of the appeal of a double-storey extension, is that by creating a second level you are only adding walls and joists since the roof and foundations would already be required for a single-storey version. The level of budget required will also be influenced by the addition of VAT, the clarity and ambition of the design brief and the style of the fixtures and fittings that you specify.

How do I decide what size my home extension should be?
When planning an extension there’s an understandable temptation to add as much space as possible, but this isn’t always the wisest course of action. Successful extensions exist in perfect harmony with the houses they’re attached to, and that means that they’re neither too large nor too small but in proportion to the original. Not only that, they’re sized to enhance your current lifestyle while also being able to adapt to future family plans. It is, of course, helpful to take advantage of economies of scale that can be achieved by going that little bit larger, but this can be counter-productive if the resulting extension dwarfs the current house. Can I live on-site during my home extension?
The decision as to whether to live on-site during your home extension will depend on your personal preference, your family circumstances and your available budget. Living on-site has a number of benefits, which include the savings in accommodation bills and the familiarity that home life carries for the younger members of the family. You’re also close at hand for important decisions that might need to be made during the project. It can, however, be challenging to live on what is effectively a building site. Life in a caravan – especially in the winter months – requires discipline and determination, while coping with the inevitable dust, dirt and disruption to the remainder of your home can also prove stressful, and can even delay projects if the trades teams are unable to work in the evenings and at weekends, for example.
Should I discuss my home extension with my neighbours?
Most home extensions can be added without applying for planning permission if the plans fall within permitted development regulations. Nevertheless, it’s courteous to keep your neighbours in the loop about what you have in mind and when you hope to carry out the work. If planning permission is required, your neighbours will be consulted and will have the opportunity to object, so it’s advisable to ensure that you’ve cultivated harmonious relationships to give the plans the best chances of success. And even if you don’t need formal planning approval, there will be some degree of disruption with materials being delivered, vehicles parking up and an increased level of noise, so politely involving the immediate neighbours can be worthwhile for the smooth progression of the project. Neighbours who have been consulted are also more likely to return the favour should they then proceed with a home extension.
