The project was about renovating a one-bedroom flat on the ground floor of a Grade II listed building in Westminster, London. The homeowner wanted to convert the existing kitchen into a second bedroom for her two-year-old son. The vision was also to create a combined lounge and kitchen space in the living area. The family also wanted to modernize the bathroom and improve the property's overall aesthetic appeal.

Given the property’s listed status and the complex design changes required, the client approached Oli Ellis and his team of Refresh Renovations in Central London for expert guidance.

Major Challenges

The project involved challenges due to the flat being part of a Grade II listed building. It requires strict compliance with heritage regulations. Securing Listed Building Consent was a difficult process that demanded detailed planning and careful coordination with local authorities.

Also, relocating the kitchen to the living area was another major hurdle. It required extensive plumbing and electrical work while ensuring the structural integrity of the property remained intact. The new layout required partition walls to create a second bedroom, which initially raised concerns about reducing natural light and making the flat feel cramped.

Despite these challenges, Oli Ellis of Citi Renovations Ltd, a Refresh Renovations Franchise overcame them through innovative architectural solutions.

Design Highlights

The renovation transformed the flat into a modern and functional two-bedroom home. The new kitchen relocated to the living area, features sleek granite worktops and a custom breakfast bar that doubles as a dining area and a home office. The seamless integration of the kitchen into the living space maintained the room's open and spacious feel.

The former kitchen space was converted into a cozy second bedroom, complete with fitted wardrobes and new flooring, providing a comfortable and practical space for the client’s two-year-old son. Glazed panels at the top of the partition walls allowed natural light to flow through, ensuring the flat remained bright and airy despite the structural changes. In the bathroom, a walk-in shower with contrasting feature tiles created a great centerpiece. It was complemented by a double vanity unit that enhanced functionality.

Project Execution

The project took 12 weeks of construction after a four-month design phase. Despite the complexity of the listed building requirements and additional work, the renovation was completed efficiently. The final cost of £80,000 was higher than the initial estimate due to variations and bespoke features.

Thanks to a collaborative effort between the client, design team, and tradespeople, the project resulted in a modernized flat that meets the family’s needs.
